01 · general contractor marketing las vegas

What I run for a general contractor.

Contractors usually finish up with a website vendor, an ads vendor, a lead seller, and nobody answerable for the number at the bottom. Here it is all mine. When the pipeline thins there is one person to ask, and one answer instead of three that point at each other.

None of it is sold as a package you have to take whole. If your site is fine and your ads are the problem, I do the ads.

Search

A real page for each thing you want more of, whole-home remodels, kitchens and baths, additions, ADUs, commercial tenant improvement, plus the technical faults closed, your Google Business Profile managed and your citations cleaned up.

Google Ads

Written, launched, and pruned every week against the terms that produced a real bid request instead of a price shopper.

Your website

Designed and shipped on hosting in your company's name, with the finished-project photography doing the selling and call and form tracking on it from day one. Your Nevada license number goes on it, because your advertising has to carry it.

Email follow-up

Written and sent. The bid that went quiet, the client whose remodel finished two years ago, the architect and the realtor who send work when they remember you.

Reporting

What shipped, with the date on it, the page it touched, and the result. Counted in bid requests and signed contracts, not impressions.

02 · why general contractor needs this

Why contractor SEO pays.

One signed remodel covers several years of this. That is the economic case for a general contractor in one sentence, and no other vertical I sell to has a ticket that large against a monthly cost this small.

You are already paying for marketing. Shared leads at a per-lead rate, a directory renewal, a company that redid the site two years ago and still bills monthly. Here is the part nobody says out loud: you cannot tell which of it produced a contract. An invoice arrives, a report arrives, and no line connects either one to a job that broke ground.

That is an accounting problem before it is a marketing problem, and it is the single most common thing owners tell me about the vendor who came before me.

My answer is a record instead of a promise. Every audit I write is published in full at its own URL, faults included, so you can read one before you ever speak to me.

After going back and forth on whether to bring in outside help, we reached out to Justin for some AI consulting advice on where our service business could actually use automation. He was straightforward about what made sense and what didn't. Ended up being a useful conversation. Las Vegas has no shortage of people claiming to be experts, and he's one of the few who could back it up.

04 · seo process for general contractors

How I run general contractor marketing.

Five steps, and every one of them leaves you something to read. If nothing comes out of a step, the step did not happen.

AI is the engine underneath all of it. Which is how one person runs the search work, the ads, the site and the follow-up for your company at the same time and still file every change where you can find it. The judgment is mine. The volume is the machine's.

One thing I check before anything ships. Nevada requires your contractor's license number in your advertising, and what you advertise has to sit inside the classification and the monetary limit you hold. I will not put a project type on your site that your license does not cover, and I will tell you if I find one already there.

Access and baseline

I get into the site, the ad account, the Google profile and the enquiry log, and I write down where every number stands today.

The work on the site. Technical faults closed, a real page built for each project type and each part of the Valley you build in, your finished work photographed and laid out properly, license number placed correctly, the Google Business Profile rebuilt, call and form tracking turned on. You get the list of what changed and the date it went out.

Ads on

Copy written, negative keyword lists built before launch instead of after, budget aimed at project types instead of the word contractor. Pruned weekly against real bid requests.

Follow-up

Email going out to the bids that went quiet, the past clients and the architects and realtors who refer, which is already the least expensive work your company owns.

One page a month

What shipped, what came of it, what is next, what I got wrong. You never chase it.

Every issue I find gets a date the day I find it, and it closes itself when a later crawl stops finding it. You hold the login, so you can see how long anything has been sitting there without asking me.

05 · how long contractor seo takes

How long contractor SEO takes.

Two clocks, and confusing them is how owners end up disappointed. Paid is the fast one. Ads can be live within a week of account access, and enquiries usually start the same week they do.

Search is the slow one. On the project types fewer companies are fighting over, movement typically shows inside the first ninety days. On the terms every contractor in the Valley wants, plan on six months before you judge it, longer if the site is new. Those are the numbers I have watched hold.

The sales cycle sits on top of both. A remodel enquiry in March is a signed contract in June and a finished job the following winter, so the honest read on this work is a rolling one instead of a single month.

06 · how much contractor seo costs

What contractor SEO costs.

$1,000 a month per service. Search, Google Ads, the website and email each count as one service. Two services are $1,799 a month, three are $2,499, and you take only the ones your company needs.

No setup fee and no onboarding fee. Your company owns the site, the domain, the ad account, the analytics and the data, and you keep all of it if we stop. Ad spend is separate and goes to Google, not to me.

Three months, because nothing real happens faster. If there is no movement by month three, you leave. Month to month after that.

The guarantee is the work and the record. Every issue gets a date the day I find it, every change is logged, and a one-pager lands every month. That is a promise about what you can see, not about where Google puts your company.

Almost no one publishes a price for this. You are asking a question the market avoids, and this is the answer.

07 · common general contractor marketing questions

General contractor marketing questions.

What is a SEO contractor?
Someone hired to do the search work on your site rather than employed by you, which is what I am. Worth knowing that the title carries no license, so ask what they will ship and where you can read the record of it.
What is SEO in construction?
It is the work that puts your company in the Google results and the map when somebody searches for the project types you build in your own city. Pages built per project type and area, technical faults closed, Google Business Profile managed.
What are the 4 types of SEO?
On-page, the pages and the words on them. Technical, everything that decides whether Google can read the site. Off-page, the links and citations pointing at you. Local, your Google Business Profile and the map results for your service area.
Is SEO being phased out?
No, it is moving. Google now answers questions above the results and people ask assistants directly, so the work includes being the source those answers quote as well as ranking a page. The pages and the profile still decide both.

who does the work

Who does the work.

You run a general contracting company and you cannot check what your marketing money did.

I do the work on your account myself, and the same person you talk to is the person who ships it.

I studied design first. Then a decade inside agencies, running production, then accounts, then creative direction, then the sales team, on work for UFC, Caesars Entertainment, the City of Las Vegas and Supercuts.

What you get from that is a straight answer about what is realistic and a dated record of what changed, which is the part most owners cannot get out of what they already pay for.
