What I run for an agent or a brokerage.

Most agents in this market rent their leads. The portal sells the same buyer to three of you, the price goes up every year, and the day you stop paying the pipeline is empty.

The alternative is owning the ground the search happens on. Slower to start and it keeps working after you stop paying for it.

Neighborhood and community pages

Summerlin, Henderson, Southern Highlands, the 55-plus communities, new build versus resale. Buyers search the place and the type, and one bio page cannot rank for any of it.

Your Google Business Profile and reviews

For anyone searching a realtor near them, the profile decides more than the website does, and it is the asset most agents never touch again after setup.

A site that holds a search instead of a portal

IDX search that loads on a phone, listing pages that get indexed, and forms with tracking on them from the first day so every lead has a source attached.

Paid and email while the search work matures

Google and Meta, run by the person spending the budget. Plus email to the past clients and the buyers who went quiet, which is already the least expensive source of business you own.

02 · why real estate needs this

Why real estate marketing pays.

One closing covers a year of this in this market. That is the whole economic case, and it is why an agent can afford to build something that keeps producing instead of renting leads forever.

You are probably already paying somebody. Portal fees, a website vendor, someone posting for you, and it has been running long enough that stopping feels like admitting something.

The money is not the complaint. Nobody has traced a closing back to a thing that was done. When you ask, the answer is about impressions.

After going back and forth on whether to bring in outside help, we reached out to Justin for some AI consulting advice on where our service business could actually use automation. He was straightforward about what made sense and what didn't. Ended up being a useful conversation. Las Vegas has no shortage of people claiming to be experts, and he's one of the few who could back it up.

04 · seo process for real estate

How I run real estate marketing.

Three steps, and the third one is the point, because the third one is what makes the first two checkable.

AI carries the volume underneath all three. It pulls your map position from points across the valley, diffs the profile daily, and catches the listing page that stopped being indexed. The engine is the machine and every call on your account is mine.

Progress here is a dated row you can open yourself, and it stays open until it closes.

Diagnose

I crawl the site, pull your positions on the community terms you actually want, audit the profile and the citations, and compare all of it against the agents holding those positions now. What comes back is a ranked list and the proof for every line.

Build

The profile gets completed, the community pages get written and shipped, the review flow gets set up, the technical faults get closed and tracking goes on every form. In the order the diagnosis said.

Measure

Every issue gets a date the day it is found and closes itself when a later crawl stops finding it. You get the login, so how long anything has been open is a fact you look up.

05 · how long real estate seo takes

How long real estate SEO takes.

Two clocks. The audit comes back in about a day, and ads can be live within a week of account access.

Profile and review work can move a map position inside a few weeks. A competitive community term is a few months, which is why the term is three of them.

What I will not do is promise you a position by a date. Nobody owns that number. What arrives every month regardless is the record of what shipped and what it produced.

The full list of what I run.

Real estate search is one piece of one of six things I run. If the audit says your problem is somewhere else, I will tell you and name who fixes it, and I do the other five myself.

See every service
SEO, including local search, technical work, content and your Google Business Profile.
Websites, built on hosting in your name, with IDX search that works on a phone.
Google Ads and Meta Ads, written and pruned weekly.
Email marketing to past clients and quiet buyers, written and sent.
An AI front desk for the calls and forms that arrive while you are at a showing.
Fractional leadership when a brokerage needs someone senior owning the whole thing.
07 · how much real estate marketing costs

What real estate marketing costs.

$1,000 a month per service. Search is one. The website is one. Google Ads is one. Email is one. Two services are $1,799 a month, three are $2,499, and you take the ones you need.

There is no setup fee and no onboarding fee, so month one costs what month six costs. Your ad budget goes directly to the platform. It never passes through me.

Three months, because nothing real happens faster. If there is no movement by month three, you leave. Month to month after that.

The guarantee is the work and the record. Every issue gets a date the day I find it, every change is logged, and a one-pager lands every month. That is a promise about what you can see, not about where Google puts you.

You own the site, the domain, the analytics and the profile, so if you leave the brokerage or leave me you leave with all of it.

08 · common real estate marketing questions

Real estate marketing questions.

What does real estate marketing do?
It puts you in front of the people already searching for a home or an agent in your areas, then makes contacting you easy. In practice that is the profile, community pages, reviews, and tracking so every lead has a source.
What is the 3 3 3 rule in marketing?
There is no standard version, so anybody quoting you one invented the one they like. The rule worth keeping is three seconds to stop a scroll, three lines to make the point, three months before you judge a search campaign.
What is the 3 3 3 rule in real estate?
Agents use it to mean lender readiness instead of marketing, usually how far back a buyer's paperwork has to be clean. What decides your listings is narrower: the profile, community pages, and reviews from the last ninety days.
How much does a realtor make off of a three hundred thousand dollar house?
A few percent of the sale price, then split with the co-op side and again with the brokerage, so the gross commission overstates it badly. The point for marketing is that one closing pays for a year of this.
How much does real estate marketing cost?
$1,000 a month per service here, $1,799 for two and $2,499 for three, with no setup fee. Ad budget is separate and paid straight to the platform, so every dollar of it sits in your own account.
Who actually does the work?
I do. There is nobody between us, and nothing gets handed to a junior after you sign, which is why there is one person to ask when the pipeline slows down.
who does the work

Who does the work.

I am Justin Harris, a Las Vegas digital marketer, and I do the work on your account myself.

Fourteen years in this valley and more than 300 businesses. A decade of that was inside agencies running production, account management, creative direction and finally the sales team, on work for UFC, Caesars Entertainment, the City of Las Vegas and Supercuts.

You will not be handed to a coordinator. You get a straight answer about which neighborhoods are winnable, and a dated record of what changed on your site.
