“Justin's expertise, responsiveness, and genuine investment in our success have been evident throughout this process. We are truly grateful.”
What I run for your firm.
The normal arrangement is a website vendor, an ads vendor, somebody's nephew on social, and no one answerable for the door count at the bottom. All of it is mine here, which means there is one person to ask when owner enquiries slow down.
None of it is sold as a package you have to take whole. If your site is fine and your paid search is the problem, I do the paid search.
Search
Your service pages written and shipped, the technical faults closed, your Google Business Profile managed, your citations cleaned up.
Google Ads
Written, launched, and pruned every week against the terms that produced an owner enquiry, not the ones that produced traffic.
Your website
Designed and shipped on hosting in your firm's name, with call and form tracking on it from the first day so every enquiry has a source attached.
Written and sent. The owner who asked for a proposal and went quiet, the investor who bought a second property, the past client who sold.
An after-hours front desk that takes the details and books the walkthrough, because a prospective owner who reaches voicemail at seven at night calls the next firm on the list.
Reporting
What shipped, on what date, to which page, and what it produced. Counted in owner enquiries and signed doors.
Why property management marketing pays.
One signed door pays for a long time. A single owner with eight units, kept for four years, is worth several times a year of this, and the same owner searched for a manager exactly once before choosing.
You are already paying for that search. A few thousand a month, maybe more, and it has been running long enough that stopping feels like admitting something.
Here is the part nobody says out loud. You cannot tell whether it works. An invoice arrives, a report arrives listing back the services your firm already provides, and no line anywhere connects any of it to a door under management. When you ask, the answer is about impressions.
That is an accounting problem before it is a marketing one, and it is the thing owners say most often about the vendor who came before me.
Audits published in full.
My answer to that is a record instead of a promise. Every audit I write is published in full, under my own name, at its own address, dated, faults included, and you do not have to fill in a form to read one.
Read one the way you read a management agreement before you sign it. If it looks like something you would want written about your own site, that is the whole pitch.
Clients get the same thing every month, plus the login. One page: what shipped, what it produced, what I am doing next, and what I got wrong.
See what this would find on your website.
What clients say.
5.0 on Google →After going back and forth on whether to bring in outside help, we reached out to Justin for some AI consulting advice on where our service business could actually use automation. He was straightforward about what made sense and what didn't. Ended up being a useful conversation. Las Vegas has no shortage of people claiming to be experts, and he's one of the few who could back it up.
Known Justin for a few years now and the guy actually knows his stuff when it comes to AI automation. Friends in the Las Vegas service business space keep asking me who to call and I always point them his way.
Justin was the person I would go to for advice about AI automation for my workload. He knew the subject well and didn't overcomplicate it. For anyone in Las Vegas running a service business and wondering if AI systems are worth looking into, talking to him first is a great move!
From what I've seen, Justin knows the AI automation space better than most people I've come across in Las Vegas. He's the kind of person who actually understands the technical side and can explain it without making you feel lost. Good guy, good reputation.
Hired him to manage our AI systems and it's been pretty smooth. He knew what needed to be done and got it handled without a lot of back and forth. Good experience for our service business.
Working with Justin is always a pleasure. He is professional, trustworthy, and consistently delivers outstanding results. As a longtime Las Vegas local, he has an exceptional knowledge of the territory and truly understands the market. I highly recommend his services to anyone who is serious about growing their business!
I had the pleasure of working alongside Justin and consistently saw firsthand the level of dedication and professionalism he brings to his work. He was always the first one in the office, setting the tone with his strong work ethic and commitment to excellence. What stood out most was how deeply he cared about every client. He approached each project with thoughtfulness, expertise, and a genuine drive to deliver meaningful results. He combines sharp technical knowledge with a practical, solutions-oriented mindset, which makes him especially effective in the AI space. Any organization looking for thoughtful, reliable, and highly skilled AI consulting support would be in great hands working with him!
I follow Justin on social media and read about his work and his contributions to the AI industry. He really knows how to use the technology in creating a system that allows you to make your business work more efficiently and effectively.
I've Known Justin for a while now and he really knows his stuff when it comes to AI consulting. If people in Las Vegas were to ask me for recommendations in this space, he's the best guy for the job, hands down.
How the work runs.
Three steps, and the third one is the point. Each one ends with something you can open and read, because a step that produces nothing you can hold did not happen.
AI is the engine underneath all three. That is how one person can run the search work, the ads, the site and the email for your firm at the same time and still file every change where you can find it. The judgment is mine. The volume is the machine's.
What I need from you is small and it is not optional. Access to the accounts, an hour a month, and a straight answer about which doors are actually worth having. A firm that wants every kind of owner is a firm nobody can market for.
Diagnose
I pull the crawl, the rankings, the profile and the call log myself, then compare them against the firms holding the positions you want. You get a ranked list with the evidence attached to each item.
Build
I do the work in the order the diagnosis said, not the order that is easiest to bill. Service pages written, technical faults closed, the profile rebuilt, call and form tracking turned on.
Measure
Every issue gets an identity the day it is found. First seen, last seen, and it closes itself when a later crawl stops finding it. You have the login, so you can read how long anything has been sitting there.
How long the work takes.
There are two clocks and confusing them is how firms end up disappointed. Paid search is the fast one. Ads can be live within a week of account access, and owner enquiries usually move the same week they do.
Search is the slow one. On the terms fewer firms fight over, movement typically shows inside the first ninety days. On the terms every management company in the valley wants, plan on six months before you judge it, and longer if the site is new. Those are the numbers I have watched hold.
What I will not do is give you a date by which you will be first. Nobody controls that, and anyone quoting you a position is quoting a number they do not own. The record of what shipped and what it produced arrives every month regardless.
What property management marketing costs.
$1,000 a month per service. Search is one. Google Ads is one. The website is one. Email is one. Two services are $1,799 a month, three are $2,499, and you take the ones your firm needs.
No setup fee and no onboarding fee, so the first month costs what every month costs. Your firm owns the site, the domain, the ad account, the analytics and the data, and you keep all of it if we stop. Ad spend is separate and it goes to Google, not to me.
Three months, because nothing real happens faster. If there is no movement by month three, you leave. Month to month after that.
The guarantee is the work and the record. Every issue gets a date the day I find it, every change is logged, and a one-pager lands every month. That is a promise about what you can see, not about where Google puts your firm.
Most of this category will not print a number. You want one, so here it is.
Property management marketing questions.
How to market your property management company?
What is the 3 3 3 rule in marketing?
What does the 80/20 rule mean in property management?
How hard is it to get a CPM?
Who actually does the work?
Who does the work.
You manage doors in this valley and you cannot check what your marketing money did.
I do the work on your account myself, so the person you email is the person who shipped the change.
What you get is a straight answer about what is realistic and a dated record of what changed, which is the part most owners cannot get out of what they already pay for.

Begin with a free site audit.
I crawl your whole site, score it 0 to 100, and send a ranked list of what is costing you customers. About a day. No call needed.
