01 · IS THUMBTACK WORTH IT FOR CONTRACTORS

What a shared lead platform costs.

If you run a service business in The Valley, your only real source of new jobs is a national lead platform, and those platforms make money in a way that works against you.

The same request goes to five or six operators in your ZIP, and you pay for it whether the job books or not. Fifteen to two hundred dollars a lead, win or lose. Angi stacks a subscription on top of the per-lead fee and holds you to a year.

Run three hundred dollars a month through that and you are looking at roughly fifteen leads and four customers. You did not buy a customer. You bought a phone number, and so did four competitors.

03 · WHY ZIP EXCLUSIVITY WORKS

Why ZIP exclusivity works.

ZIP exclusivity is the one thing the national platforms are structurally unable to copy. Their revenue depends on packing more operators into the same ZIP, because more operators bidding on the same demand means more lead fees. Capping a ZIP at three would cut their income.

For a local directory it works the other way. When an operator in Summerlin or Henderson buys the featured slot, they own something no competitor can also buy, which is why the higher tier holds its price.

The cap lives in the database, not the marketing. Three featured slots per ZIP, claimed atomically, and the fourth attempt fails at the database rather than at somebody's judgment. A promise held in copy gets quietly broken the first month revenue is soft.

04 · HOW A LOCAL SERVICE DIRECTORY WORKS

How a lead moves through the directory.

One application on Vercel, one Neon Postgres database, and Stripe as the only authority on who is paid up. That last choice is what makes a flat subscription work on a web-only build: the directory never has to police whether a job happened, because it is not taking a cut of the job.

A homeowner searches a ZIP, sees a list of real operators in that ZIP, and sends a message. A server action validates it, runs a bot check, writes one lead to one operator, and a durable background job delivers it by email and text at once. The operator replies directly, by phone or text, the way they already work.

Nothing in that path auctions the request or copies it to anyone else. And because the whole thing is multi-tenant off a single identifier resolved from the web address, the second and third verticals are a configuration row and a domain rather than a rebuild.

Search by ZIP, not by citySummerlin, Henderson, Spring Valley, North Las Vegas and Boulder City are treated as different places, because to a homeowner they are.
One lead, one operatorThe routing writes a single row to a single operator. There is no path in the code that fans it out.
Stripe decides who is listedPayment state drives listing state, so nobody has to chase an invoice to keep the directory honest.

05 · DIRECTORY FOR HOUSE CLEANERS LAS VEGAS

Who the directory is for.

This is built for the operator who is doing the work themselves: the house cleaner first, then the electrician, the therapist, the trades where the calendar is the business.

Those owners do not run brand campaigns and cannot carry an agency retainer. They need a homeowner in their own neighborhood to find them, and they need the lead to actually be theirs.

So the directory reads like a neighbor's recommendation instead of a pile of bids. Short lists, named neighborhoods, and the trust signals a homeowner in The Valley actually checks before letting someone into their house.
